Document Checklist

(for Multi-Currency Mortgages)

 

Note: specific identification of the subject property is not required for underwriting determination on purchases. Mortgage loan requests are gladly accepted and processed for pre-approval whilst you shop for a property.

Most home loan requests are underwritten by lenders using a cash flow model which analyzes debts versus income to determine eligibility. As such, lenders require proof of employment, income, assets, liabilities and credit history. Each home loan request is evaluated on its own merit. Therefore, in addition to the actual mortgage loan application, the specific supporting documentation ultimately required varies on an individual basis. [All supporting documentation submitted must be translated to English].

The following Document Checklist is not necessarily all inclusive due to the uniqueness of each individual home loan request. It is simply a tool designed by Florida Mortgages International LLC to assist you in compiling the documentation most likely to be required. In general, the documentation required by lenders for a multi-currency mortgage loan includes the following:


Personal Particulars
Original signed mortgage application and disclosures
Primary residence addresses for past two years
Phone numbers for home, work and mobile
Personal email addresses
One credit card's details (for payment of appraisal/valuation fee)
Original, most recent utility bill (electric, gas, water, etc), or notarized or certified (black & white) copy
Original, notarized or certified (black & white) copy of Passport 
Original, notarized or certified (black & white) copy of Certificate of Birth (if US National without a Passport)
Original, notarized or certified (black & white) copy of Driver's License (if US National without a Passport)
Copy of Marriage Certificate (if recently married)
Copy of Divorce Decree (if recently divorced)

Subject Property Details (if subject property has been identified)

Purchase Agreement (if purchasing)

Legal description and property/council tax information
Proof of twelve months pre-paid building insurance
Proof of twelve months pre-paid flood insurance (if applicable)
Real Estate Agent contact details (if purchasing)
Closing Agent/Attorney/Solicitor contact details
Copy of title insurance policy, boundary survey, Warranty Deed and HUD-1 Settlement Statement (if refinancing)

Employment & Income

Employer name, address, and contact details for past two years
Employer or company website address
Employment Contract or letter from employer detailing date of hire, position, hours worked, current salary, allowances, bonuses, etc (if employee)
Profile letter or brochure detailing nature of company business, location, history, number of staff, major clients/projects, etc (if self-employed)  
Previous two years personal tax returns
Previous two years P-60's, W-2's or equivalent (if employee)
Previous three wage slips with cumulative year-to-date earnings
Pension income details (if applicable)
Accountant's letter (with Accountant's business license attached) confirming the type of business, total year-to-date and previous two years turnover and profit (before tax); breakdown of total income received as personal drawings; and retained profits for each business owned (if self-employed)
Last two years audited company accounts (if self-employed)
Tenancy Agreements for all income producing rental properties
Original, notarized or certified (black & white) copies of Memorandum & Articles of Association, Business Registration/Certificate of Incorporation, Register of Shareholders & Directors and Personal Guarantee (if corporate borrower)

Assets

Proof of source of deposit (if purchasing)
Previous six months statements for all deposit accounts
Proof of equity in all properties owned with no mortgage balance

Debts & Liabilities

Proof of most recent twelve months mortgage history
Copy of most recent mortgage statement (all accounts)
Copy of most recent installment loan statement (personal loan, auto loan, auto lease, etc) (all accounts)
Copy of most recent credit card statement (all accounts)
Explanation of any delinquent credit history anomalies
